Preliminary Design

Drawings prepared in the early phase of building design .

Preliminary design drawings project a plan onto paper to give the client a sample visual of their upcoming project. To create the preliminary drawings, constant communication with the client is key to truly understand their needs, and explore new ideas and concepts. To achieve the dream project of a client, a detailed and concise preliminary drawing is vital.

Schematic Design
Study drawings, documents or other media to illustrate the concept of the design.

During this phase, zoning requirements and jurisdictional restrictions are discovered and addressed. After several consultations with the client, a final schematic drawing is approved and project cost estimation is prepared. Then the design moves forward to the design development phase. Schematic design includes a site plan, floor plans, sections, elevation, and computer images, renderings, or models.

The design development phase use the initial schematic drawings.

The design development phase uses the initial schematic drawings, taking them one step further. During this phase mechanical, electrical, plumbing, structural and architectural detailed drawings are made. The architectural drawings include specific design elements such as material types, and other details such as doors and windows. It produces floor plans, sections and elevations with full dimensions and details.

Permit Documents
Before the construction phase of the project starts, a building permit is essential.

A building permit is formal permission given to the owner of the project to start the construction on their property. Certain types of demolition, additions and renovations also require building permits. The Architect submits the drawings to the respective city building staff to review the plans to ensure they follow the Ontario Building Code, local bylaws and other applicable law.

Construction Phase

During the construction phase, NIA Architects visits the site often to familiarize themselves with the progress and quality of the work by the construction team. They inform the client of the progress along and help with approvals of payment to contractors. In short, the NIA team works as an advocate for the clients interests.
